Cuánto cuesta construir en steel framing

El precio de referencia es de 1.800 €/m² de ejecución material, es decir, la vivienda de la cimentación hacia arriba. Para una vivienda de 100 m² son unos 180.000 € de construcción pura. Sumando cimentación, gastos técnicos, licencias e impuestos, entre un 25 % y un 35 % más, el coste real llave en mano queda entre 225.000 € y 245.000 €, unos 2.250 a 2.450 €/m². El terreno es un coste independiente y va aparte.

Ese precio por m² no incluye varias partidas obligatorias: la cimentación y el movimiento de tierras, que dependen estrictamente del terreno y suman entre 15.000 € y 30.000 € cuando el suelo es blando o tiene pendiente; los impuestos y tasas municipales, con el IVA al 10 % en autoconstrucción más el ICIO y la licencia de obra, en torno a un 14-15 % del total; los gastos técnicos de estudio geotécnico y topográfico, proyecto y dirección de obra, entre un 10 % y un 12 %; las acometidas de agua, electricidad, gas y alcantarillado, según la distancia a las redes generales; y la urbanización exterior, con el vallado, las aceras, los accesos y el jardín.

Frente a la obra tradicional, el reparto del coste cambia. La estructura tradicional parte de un coste de materiales más bajo, pero con plazos de 10 a 12 meses que encarecen los costes indirectos: el alquiler mientras se espera, la vigilancia y los intereses de la hipoteca promotora. El steel framing es un sistema industrializado que se ejecuta en 6 a 8 meses, con el acero y el aislamiento termoacústico de alta eficiencia, sistema SATE y lana de roca, integrados y optimizados de fábrica. Aunque el material pueda parecer similar o algo superior por m², ahí está el ahorro real.
